Phase I environmental assessment

Environmental Concerns
A Real Estate due diligence assessment is partly a Building and Property Inspection and may also be Environmental related. It has become a necessary step for lenders, property owners, and prospective buyers to determine potential environmental liabilities associated with real estate transactions. The general approach is an Initial Site Assessment to first pose any possible Red Flags.
Next a full Phase I assessment. The goal of the Phase I ESA is to determine if there are any Recognized Environmental Conditions (RECs) present on the site.
Phase I Environmental Site Assessments (ESAs) in accordance with ASTM E1527-13 and 40 C.F.R. Part 312 (Standards and Practices for All Appropriate Inquiries) and by incorporation the procedures set forth in ASTM Standard E1527-21.
We can also provide a full Mold Assessment, Radon Testing and Water Analysis.

Fire Door Inspections
In Florida, all fire doors must be inspected annually in every commercial building. They must be self-closing and self-latching, function as designed, have a visible fire-rated label, and be inspected by a qualified inspector noting any deficiencies, addressed within 60 days, as per NFPA 80 and the Florida Building Code.

Balcony Inspections
It is required in Florida statute sect 5.0.2112, that every public lodging establishment and restaurant which is three stories or more in height or over 17 feet, file a certificate every 3 years stating that any and all balconies, platforms, stairways, and railways have been inspected by a person qualified inspector and certify they are safe, secure, and free of defects.
